Why does exterior paint keep peeling or growing mildew?

Peeling paint or mildew growth often points to surface moisture, poor adhesion, or worn coatings. We inspect the affected area, check nearby trim and siding, and identify repairs before painting. The finish choice also matters because acrylic paint, elastomeric coating, and water repellents serve different surface needs. A free consultation gives you a clear scope for the work.

Exterior House Painting for Bellevue Properties

This service is for property owners who need a sound, finished exterior surface, not just a color change. We assess siding, trim, doors, garage doors, and visible carpentry needs before setting the work scope.

The main decision is whether the surface needs repair, coating adjustment, or full preparation before paint. Our crew protects nearby areas, prepares walls and millwork as needed, and follows PDCA standards for preparation and protection.

A fresh exterior finish can support appearance, comfort, and property value. The right scope also keeps small surface defects from being covered without review.

  • Check siding, trim, doors, and garage doors for peeling or worn paint.
  • Note visible wood damage or carpentry work before requesting an estimate.
  • Discuss color goals, finish preferences, and areas that need extra protection.
  • Confirm that the final walkthrough includes the lead paint crew member.

Service Overview

Exterior house painting is a property service that prepares and coats outside walls, siding, trim, doors, and related surfaces.

  • Exterior painting differs from interior painting because the coating must handle outdoor exposure, surface moisture, and changing conditions.
  • Thomas J. Painting provides this service in Bellevue and nearby Issaquah and Sammamish communities.

How We Approach Exterior Painting Decisions

Match the coating to the surface

The coating choice should follow the surface condition and exposure needs. Acrylic paint, elastomeric coating, UV protection, and water repellents do not serve the same purpose. Exterior painting is the wrong job when the main issue requires a separate structural repair outside the agreed painting scope.

Treat preparation as part of the job

Paint works best when loose coatings, damaged areas, and surface residue receive proper attention first. We prepare the work area and surfaces before applying the finish.

Keep the property protected

Paper, plastic, and carpet coverings help separate the work zone from floors, furnishings, and nearby surfaces. Our crew keeps protection in place while the painting work moves through the property.

How We Complete Exterior Painting

1

Discuss the property and finish goals

We begin with a free consultation and in-home meeting to review the property, color preferences, surface concerns, and project ideas.

2

Review surfaces and repair needs

We inspect siding, trim, doors, garage doors, walls, and millwork to identify preparation needs and related carpentry work.

3

Set the written work agreement

We develop an agreement that explains the agreed surfaces, preparation, repairs, protection, painting, and cleanup.

4

Protect nearby work areas

We use floor paper, plastic, or carpet coverings to protect nearby areas before preparation and painting begin.

5

Prepare and apply the coating

We prepare the surfaces in accordance with PDCA standards and apply the selected paint or coating to the agreed areas.

6

Walk through the finished work

We complete cleanup and review the finished work with you and the lead paint crew member during the final inspection.

What a Finished Exterior Gives You

A prepared surface gives the new coating a sound base for clean, finished results.

Trim, doors, and garage doors can be addressed with the main exterior scope, so visible details do not get overlooked.

Careful protection keeps paint work organized around floors, coverings, furnishings, and nearby surfaces.

A final inspection gives you a chance to review the finished work with the lead paint crew member.

Clear project communication helps you understand repairs, surface preparation, and the agreed work before painting begins.

The team at 365 did a great job painting our house. They painted the full exterior of our house, including all the trim, front door, and garage doors. Their color matching was spot on, and the front door and porch trim finish is perfectly smooth. They even did a nice job with caulking as well.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

Questions About Exterior Painting and Coatings

What coatings protect exterior paint from weather?

Mildew resistance is supported by the right surface preparation and coating choice, not one product for every home. Acrylic paint, elastomeric coating, UV protection, and water repellents address different exterior needs. We inspect the surface, review moisture and wear concerns, and match the coating plan to the agreed work. The consultation also covers trim, siding, doors, and repairs.

How does the first exterior painting inspection work?

The first inspection reviews siding, trim, doors, garage doors, and visible repair needs. We look for peeling coatings, worn areas, surface residue, and places where protection matters. Then we discuss color, finish, and the areas you want included. The findings shape the agreement, so the painting scope reflects the actual property.

Which preparation work belongs in an exterior painting estimate?

Preparation work includes surface review, protection, needed repairs, and the steps required before coating. The estimate should identify the surfaces being painted and any related carpentry included in the agreement. Our crew also explains cleanup and the final walkthrough. Photos can help start the discussion, but the in-home meeting sets the project scope.

When is exterior painting the wrong service?

Exterior painting is the wrong service when the main issue requires structural work outside the agreed painting scope. Severe material damage, unresolved moisture, or separate construction needs should be reviewed before coating. We identify visible concerns during the consultation and explain which repairs fit the project. That keeps paint from hiding a problem that needs different work.

Why do trim and garage doors need separate attention?

Trim and garage doors need separate attention because they have different edges, details, and wear patterns than broad siding. We review those surfaces during the consultation and include them when they belong in the agreement. Surface protection also matters around doors and entry areas. A final walkthrough checks these visible details with the lead paint crew member.

What should I prepare before the in-home consultation?

The property owner should identify the exterior surfaces, color ideas, visible damage, and areas that need special protection. Clear access to the work areas helps us review siding, trim, doors, and garage doors. You can also gather photos of hard-to-see areas. The meeting gives us the information needed to discuss repairs and prepare an estimate.
