Exterior House Painting for Auburn Property Owners

This service fits property owners who need worn siding, trim, doors, or other outside surfaces prepared and painted. The work goes beyond applying color because loose paint, open joints, and damaged siding can affect the final finish.

The key decision is whether the exterior needs paint work, carpentry, or both. We review the surface during a free consultation, discuss your goals, and develop an agreement that matches the actual scope. Auburn customers receive the same careful review as customers across our service area.

  • Check siding, trim, doors, and other painted exterior surfaces.
  • Identify loose paint, failed caulk, and surface damage.
  • Confirm which repairs belong in the painting scope.
  • Plan protection for floors, plants, fixtures, and nearby surfaces.
  • Review the finished work during a final walkthrough.

How We Prepare and Paint the Exterior

1

Discuss the property and goals

We meet with you in the home to review the exterior, discuss color preferences, and understand the changes you want.

2

Check surfaces and repair needs

We look at siding, trim, doors, loose paint, caulk joints, and areas that may need related carpentry.

3

Remove loose surface material

We scrape unstable paint and prepare the exposed areas so the next coating has a sound surface.

4

Wash and prepare the exterior

We clean the agreed surfaces, complete needed repairs, and prepare bare or repaired sections for primer.

5

Protect nearby areas

We cover nearby finishes with floor paper, plastic, or carpet coverings as the work area requires.

6

Apply paint and review the work

We paint the agreed surfaces, clean the area, and complete a walkthrough with the lead paint crew member.

What to Look For in an Exterior Painting Plan

Preparation before color

The finish depends on what happens before the paint reaches the wall. We inspect the surface, discuss repairs, and set the preparation scope before painting begins.

Protection around the work

Nearby floors, coverings, fixtures, and access areas need care during exterior work. Our crew uses floor paper, plastic, or carpet coverings as needed.

Standards-based preparation

We prepare walls and millwork in accordance with PDCA standards. Our licensed and insured painting professionals also keep project communication clear from consultation through cleanup.

When painting is not enough

Painting is the wrong first step when the exterior needs a larger repair or replacement. We review related carpentry needs so the agreement reflects the work the property requires.

What Better Exterior Preparation Changes

A prepared surface gives new paint a sound base for adhesion.

Repairing open joints and damaged siding helps the finish look more even.

Primer helps create a consistent surface where bare or repaired areas need coverage.

Protected work areas keep paint debris and tools away from nearby finishes.

A final walkthrough gives you a chance to review the completed scope with the lead crew member.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

We can't say enough about how thrilled we are with the end result. Jeff and Lorena did a great job helping us pick the perfect color! Efrain and the crew were a pleasure to have in the house and the careful workmanship was amazing.

Questions About Preparing and Painting a Home Exterior

How do you prepare a home exterior before painting?

Scraping removes loose paint before the exterior receives new coatings.

  • We check siding, trim, doors, and caulk joints.
  • We complete agreed repairs and clean the surfaces.
  • We apply exterior primer where bare or repaired areas need a base.
  • We protect nearby finishes before painting.

Thomas J. Painting reviews the prepared surface with you before the painting scope moves ahead.

What makes the price change on an exterior painting job?

Surface condition and preparation needs have the strongest effect on the quote. Large areas of loose paint, siding repairs, caulking, trim work, access, and protection all shape the scope. Color changes can also affect the work plan. A free consultation and in-home meeting lets us review these details before we develop an agreement.

Which repairs should happen before the new paint goes on?

Siding damage, loose trim, open joints, and unstable paint should be reviewed before final coating work.

  • We inspect the affected surface.
  • We separate painting needs from larger replacement work.
  • We include related carpentry when it fits the agreed project.

This review helps you choose a clear scope instead of covering a surface that still needs repair.

When is exterior painting the wrong service for a property?

Exterior painting is the wrong first step when the surface needs major replacement or repair. Severe siding damage, structural concerns, or an area outside the agreed painting scope require a closer review. We discuss those limits during the consultation. That way, the agreement reflects the property's actual needs and does not treat every defect as a paint problem.

Why does new paint fail on some exterior walls?

New paint can fail when loose coatings, dirt, damaged siding, or open joints remain below the finish. The preparation plan addresses those conditions before paint is applied. We check the substrate, complete agreed repairs, and use primer where bare areas need a consistent base. Proper protection and cleanup also keep the work area controlled.

What should I do before the exterior painting consultation?

The best preparation is to note the surfaces and changes you want discussed. You can identify peeling areas, worn trim, doors, siding repairs, and color preferences before the meeting. We review the property with you and discuss access, protection, and related carpentry. A free consultation then gives us the details needed for an agreement.
