  • What is included: roof surface checks, repair planning, coating application, work-area protection, and final inspection.

Which roof materials can receive cool roof coating?

Modified bitumen, metal roofing, built-up roofing, single-ply membrane, and aged shingles may receive cool roof coating when their condition supports application. The roof still needs a surface check before work is planned. Cracks, loose areas, failed seams, moisture, or damaged decking can change the scope. A coating does not replace roof repair when the roof needs structural or waterproofing work.

Cool Roof Coating Application for Auburn Properties

This service fits property owners who want to assess an existing roof before choosing coating, repair, or replacement. The key decision is material condition, not the roof label alone. We review the substrate, seams, penetrations, edges, drainage paths, and areas that need repair.

Customers comparing options should ask whether the roof can accept a coating and what preparation it needs. Modified bitumen, metal roofing, built-up roofing, single-ply membrane, and aged shingles each present different surface questions. We explain those findings before the agreement is developed.

This page focuses on material fit and coating scope for properties in Auburn. The surrounding service area receives the same careful review, with the work shaped by the roof condition and access at each property.

  • Confirm the existing roof material and coating fit.
  • Check seams, penetrations, edges, and visible surface damage.
  • Identify repairs that should be addressed before coating.
  • Review access, surface protection, and cleanup needs.
  • Set the coating scope through a free consultation.

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

The team at 365 did a great job painting our house. They painted the full exterior of our house, including all the trim, front door, and garage doors. Their color matching was spot on, and the front door and porch trim finish is perfectly smooth. They even did a nice job with caulking as well.

Questions About Roof Coating Materials and Work

What should be checked before coating is scheduled?

Roof condition, surface cleanliness, seams, penetrations, edges, access, and repair needs should be checked first. Customers should also identify nearby equipment, occupied areas, and surfaces that need protection. Our consultation covers these details before the agreement is developed. That step helps define the coating area and separates preparation from unrelated roof work.

How does roof material change the coating plan?

Roof material changes the preparation and condition checks required before application. Metal roofing brings seam, fastener, and rust questions. Built-up roofing and membrane systems require attention to surface wear and seams. Aged shingles need a close look at granule loss, brittleness, and overall condition. We explain the material-specific findings before setting the work scope.

When is coating the wrong choice for a roof?

Coating is the wrong choice when the roof needs replacement, major structural repair, or unresolved moisture correction. A coating cannot rebuild damaged decking or correct every leak source. We review visible conditions and discuss the work that belongs in the agreement. Customers can then compare coating with repair or replacement based on the roof’s condition.

What changes the quote for this roof work?

Roof size, material, surface condition, repair needs, access, protection, and coating areas change the quote. Customers receive a more useful discussion after the property and roof scope are reviewed. Our free consultation covers the goals, site conditions, and requested work. We then develop an agreement that sets out the selected scope.

Why does roof access matter during coating application?

Roof access affects how we protect surfaces, move materials, reach roof sections, and manage nearby property areas. Commercial sites may also have equipment or occupied spaces that need attention. Customers can explain access limits during the consultation. We use those details when discussing preparation and the areas included in the work.

Which repairs can be discussed with the coating work?

Surface repairs, seam concerns, edge issues, and visible damage can be discussed during the roof review. The agreed scope determines which repairs belong with the coating work. Customers should point out known leaks or problem areas during the consultation. We explain what we find and separate roof repair needs from the coating application.
