Contractor Work for Burien Painting and Repairs

This page fits property owners who need painting tied to a clear repair or remodeling scope. The work may include an interior room, exterior siding, trim, cabinets, doors, or related carpentry.

The key decision is whether the surface needs preparation, repair, replacement, or only a new coating. Thomas J. Painting reviews that point during a free consultation, then develops an agreement around the work that can be defined.

Material shortages matter when a damaged cabinet door, trim piece, or other part needs replacement. Moisture damage can affect adhesion, hidden wiring can affect access, structural issues can change carpentry needs, and permit delays can hold up work outside the painting scope.

  • Confirm which rooms, exterior surfaces, cabinets, or trim belong in the work scope.
  • Ask whether damaged wood needs related carpentry before painting.
  • Review surface preparation, protection, cleanup, and final inspection steps.
  • Identify any replacement part that could affect the agreed work.

How We Approach Painting and Related Carpentry

A consultation before the agreement

The free consultation gives us time to discuss the property, surface condition, colors, repairs, and the work you want defined. This service is the wrong fit when you need structural engineering, electrical work, or a permit handled outside the painting and carpentry scope.

Preparation before paint

Walls and millwork are prepared before coatings go on. Our team protects nearby floors and furnishings, so paint work starts with a controlled work area.

What This Work Changes for Property Owners

A defined scope helps separate painting from carpentry and replacement work.

Careful preparation helps coatings bond to walls, trim, and millwork.

Protected floors and furnishings keep the work area organized during painting.

We had been putting off painting our house because there is never a great time to do so. After we decided to do it, we got 6 bids, some where very low, with low grade products, other very high with outrageous considerations, Jeff and his team came dead in the middle with amazing notes from the first visit, careful workmanship and with top of the line quality product. Scheduling was a breeze with Lorena make it so easy for us even with a busy schedule during the summer. The best experience we've had, we basically did not notice the team was working. They arrived every day super early, left the area pristine, and delivered a great quality outcome in the entire exterior job. We are super happy with the pain, the look and all the recommendation and fixes the team did. We will definitely work with 365Painting Solutions for all of our future painting needs. Thank you for making this experience simple and painless.

These guys did an awesome job! They have a well trained team that works closely together to get the job done on time and on budget. They also did a number of other repairs on the interior and exterior ( removed dry rot, repair drywall, etc.) before they could even start the painting. I would highly recommend them!

Questions About Painting and Remodeling Scope

What problems can delay a remodeling project?

Material shortages can delay remodeling when a needed part cannot be replaced or matched. Moisture damage, hidden wiring, structural issues, and permit delays can also change the planned work. We review the affected area during the consultation and explain which painting or carpentry tasks can be included in the agreement.

Which details should I confirm before agreeing to painting work?

The work scope should identify surfaces, preparation, repairs, protection, cleanup, and the final review. Cabinet painting, refacing, and carpentry should also be named when they apply. Our agreement reflects the areas and tasks discussed during the consultation, so you can review what the project includes before work starts.

How do on-site conditions change the painting plan?

Surface condition changes the plan when walls, trim, cabinets, or millwork need repair before paint. Moisture damage may require attention to the substrate, while damaged wood can call for related carpentry. We inspect the affected areas and explain how preparation, repair, or replacement changes the agreed work.

When should cabinet painting include refacing or carpentry?

Cabinet painting fits sound surfaces, while refacing or carpentry fits parts that need a different type of work. Door condition, trim, hardware areas, and damaged wood help define the right scope. We review those details during the consultation and separate coating work from related repairs in the agreement.

Why does surface preparation matter before exterior painting?

Surface preparation helps exterior coatings bond to a clean, sound surface. Peeling paint, damaged trim, dirt, and weak areas can affect the finished coating if they remain untreated. We prepare the exterior surfaces included in the agreement and protect nearby areas before painting begins.

What should I do before an interior painting consultation?

A consultation works best when you identify the rooms, colors, repairs, cabinets, and trim you want reviewed. Photos, paint ideas, and notes about access can help frame the discussion. We then inspect the property areas and explain the preparation, protection, painting, and cleanup tasks that fit the requested scope.
